Accessibility Guide – Number 1

Number One is an old stone-built agricultural building all on one level.

Parking – for Number One is on a wide gravelled car park which is where all cars park for all 5 cottages. You can bring your car right up and park outside your cottage to unload and load your car. Leading down from the car park there is gravelled path running through to the loading and unloading area. Number One is to the left of the loading space with the other cottages to the right.

Front Entrance – the front door is 80cm wide. With a step up into the cottage of 5cm. The Handle is 110cm from the floor with the lock 130cm from the floor. You walk into a small hall area to the left of the kitchen/dining/sitting area.

Kitchen/Dining/Sitting Area –The Kitchen has a large fridge/freezer with handles at 94cm and 110cm. The washer/dryer and dishwasher are both integrated, with the handles at 82cm. The Washer/dryer door handle is at 46cm and the draw and buttons at 75cm. The Microwave open button is 3cm from the top of the work tops which are 94cm. The top cupboard handles are 48cm from the top of the worktops. The Sink taps are 10cm from the top of the work tops. The oven handle is 72cm from the floor with the draw under the oven handle at 20cm. The dining table is square. The height on the table top is 75.5cm, and the seat height of the dining chairs is 43cm.

Sitting Room – the seating area has a two-seater sofas with rigid arms, which has a seat height of 45cm. The coffee table is also 45cm from the floor. The television is on top of a table which is 42cm off the ground with the control buttons at 56cm. The DVD player is on top of the volume control box and is 16cm off the ground.

The Bedroom – The bedroom is situated on the left-hand side of the building. The door is 760mm wide. The mattress height is 48cm above the floor level. The Bedside tables with lamps on are 47cm. The Clothes rail is 186cm from the ground. To the right of the clothes rail there are some shelves at 40cm, 71cm, 101cm from the floor.

The Bathroom -The bathroom has a door width of 74cm. The toilet seat is 443 above floor level, with the flush on the top of the cistern at 78cm from the ground. The basin rim is 32cm above floor level. With the taps 10cm from the basin and the shelf 28cm. The Bath top is 51cm from the ground with the taps 10cm from the top of the bath. There is a shower above the bath. The controls for which is 118cm from the bottom of the bath.

Lights – All Light switches and volume controls are 115cm from the ground.

Garden –the Garden is a small, grassed area with a table, benches and a bbq (available on request)

Pets – we do take pets at a charge of £30 per dog, but registered guide dogs are welcome free of charge.

Anti-allergenic bedding – all bedding is non-feather

Public Transport – the closest railway station is Liskeard (but the most practical is Plymouth, which is 10 miles away). There are no buses locally.

Nearest shops – There is an Aldi & Morrison’s situated in Liskeard 4.4 miles away. There is a Waitrose 4 miles away (on the 2nd roundabout after the bridge, if you follow my directions), and a good greengrocer man in Carkeel (3miles) (if you want an avocado to eat today, as opposed to a week next Tuesday… he also does wonderful frozen croissants and pain au chocolat etc – so much nicer than the ready made ones!). There are a couple of very good butchers in the area – one in Tideford and one in Saltash. Tesco is a 15-minute drive away and  there is an M&S Food Hall at Launceston which is approximately 19 minutes away.

 

Accessibility Guide – Number 2

Number Two is an old stone-built agricultural building. The uneven path down to Number Two makes it impractical for wheelchair users as it is not suitable for conversion.

Parking – for Number Two is on a wide gravelled car park which is where all cars park for all 5 of our cottages. You can bring your car right up and park outside your cottage to unload and load your car.  Leading down from the car park there is gravelled path with stepping stones running through to the loading and unloading area. Number Two is to the right of the loading space with the other cottages to in front and number one to the left.

Front Entrance – To gain access to number two you need to walk down the gravelled path. You then get to the door which is 94cm wide. There is a step up from the gravel which is 12cm. Over the threshold you have an open plan kitchen/dining/sitting area. The flooring on the throughout is solid oak.

Kitchen/Dining Area – The Kitchen is to the right of the front door as you enter. It has an under-counter fridge and separate freezer with handles at 77cm. The washer/dryer (located behind the breakfast bar/worktop) door handle is at 50cm and the drawer and buttons at 75cm. The microwave open button is 4cm from the top of the work tops which are 92cm. The dishwasher handles are 76cm from the floor. The sink taps are 10cm from the top of the work tops. The oven handle is 72cm from the floor with the drawer under the oven handle at 20cm. The cupboards at hip height have handles 67cm from the floor and the cupboards at head height have handles which are 50cm from the worktops. There is no space under the units for wheelchair users. The dining area opposite the front door as you enter. The height on the table top is 77cm, and the seat height of the dining chairs is 44cm.

To the left of the dining area there are double patio doors which open outside. The width of the left-hand door is 66cm and the right-hand door is 71cm with the handles at 102cm from the floor. There is an uneven granite step outside which is 26cm from the door and 26cm down to the floor.

Sitting Room – the living area has two two-seater sofas with rigid arms, both of which have a seat height of 45cm.

There is another set of double patio doors from the sitting room with the same width. The handles are 92cm from the floor. There are 3 steps down, 16cm from the door to the top step, 22cm to the next step then 18cm to the gravelled ground outside.

Bedroom 1 – If you walk past the kitchen straight ahead and take a right it will lead you to a hallway which leads to the bedrooms and bathrooms. Bedroom 1 is situated on the right-hand side of the hall. The door is 74cm wide. The King-size mattress height is 50cm above the floor level. There are two bedside tables with lamps on them. They are 46cm from the ground. There is a built-in wardrobe with door handles 100cm from the ground and the clothes rail inside is 186cm from the ground.

Bedroom 2 – this bedroom is situated on left-hand side of the Hall.  The door width into bedroom 2 is 74cm.  The room has Twin beds.  The bed heights are 50cm. With a bedside table with a lamp beside each of them which is 50cm from the ground. There is a built-in wardrobe with the handle being 100cm from the floor and the clothes rail 195cm from the ground.

The Bathroom – The bathroom is located between the two bedrooms accessed via a door 74cm wide.  In the bathroom, the toilet has a seat height of 44cm and a lever flush on top of the cistern 79cm from the floor.  The wash basin lip is 80cm above floor height. The bath is 51cm from the floor.

Pets – we do take pets at a rate of £30 per dog per, but registered guide dogs are welcome free of charge.

Front Entrance – To gain access to Number three you need to climb 14 wooden non-slip steps. They are 18.5cm, 26cm depth and 90cm wide. You then get to a decked area with a table and 2 chairs. The bannisters surrounding the deck are is 116cm. There is 24cm high step up to the front door; the front door is 97cm wide, which gives onto the open plan kitchen/dining/sitting area.  The flooring on the entrance level is solid oak.

Kitchen/Dining Area – The kitchen has all appliances and storage located under or on the worktop. The work surfaces, ceramic hob and sink rim are all at 90cm.  Microwave door release 94cm above floor level. There is no space under the units for wheelchair users.  The solid wood dining table is rectangle with four chairs.  The height of the tabletop is 77cm, and the seat height of the dining chairs is 40cm.

Sitting Room –The seating area has one three-seater sofa with a seat height of 42cm and one armchair with rigid arms, which has a seat height of 42cm.

Stairs – The stairwell is centrally located.  The stairs are covered with solid oak.  There is one step down to Bedroom 2 and the bathroom level. The step is 10cm high and 86cm wide. There is an additional step down to Bedroom 1, which is 18cm high and 96cm wide. There are no grab rails or bannisters.

Bedroom 1 – Bedroom 1 is situated on right-hand side at the bottom of the step down from the kitchen/dinning/living room. The door is 74cm wide.   The room has twin beds. The mattress height is 55cm above the floor level.

Bedroom 2 – Bedroom 2 is situated on left-hand side at the bottom of the step down from Bedroom 1 and bathroom room level. The door width into bedroom 2 is 74cm.  The room has a King-size bed. The bed height is 50cm.

Bathroom – The door 76cm wide into the bathroom, where there is a toilet with a 440mm high seat and push button flush.  The washbasin lip is 86cm above floor height.  There is a cast iron enamelled bath with shower, the edge of the bath is 52cm above floor level. There are no grab handles in the shower.

Garden – the garden has a combination of grass and paved terrace area – see description of route from parking to front door for level changes and steps.

Pets – we do not take pets, but registered guide dogs are welcome.

You can bring your car right up and park outside Number three with just a short walk to the other end of the building to gain assess to number four, to unload and load your car.  Leading down from the car park there is gravelled path running through to the loading and unloading area. Number four is in the centre of the loading space at the other end of the building with the other cottages to the left and number one to the right.

Front Entrance – To gain access to Number four you need to climb 4 wooden non-slip steps. They are 18.5cm and 25cm wide. You walk along the small deck area to a larger decked area with a bench and table with a step down of 17cm. The banister surrounding the deck are is 116cm. The front door is 94cm wide. The Main door is the second door. Over the threshold is a 20cm wide wooden mat-well which gives onto the open plan kitchen/dining/sitting area.  The flooring on the entrance level is solid oak.

Kitchen/Dining Area – The Kitchen has a large fridge/freezer with handles at 94cm and 110cm. The Washer/dryer door handle is at 46cm and the drawer and buttons at 75cm. Bedroom 1 – this bedroom is situated on the right-hand side of the building. The door is 75cm wide.  The mattress height is 49cm above the floor level.  The bedside tables are 53cm above the floor with the wardrobe with two drawers beneath. The draws are 30cm and 56 cm above the floor. The wardrobe door handles are 129cm.

Bedroom 2 – this bedroom is situated on the left -hand side of the building.  The door width into bedroom 2 is 75cm.  The room has twin beds. The bed heights are 49cm. The bedside table is 53cm above the floor with the wardrobe with two drawers beneath. The drawers are 30cm and 56 cm above the floor. The wardrobe door handles are 129cm.

Front Entrance – To gain access to Number Five you go down the small gravelled path below Number Three. The front door is 95cm wide.  Over the threshold is a 20cm wide wooden mat-well which gives onto the Hall.  The flooring on the entrance level is solid oak.

Sitting Room – the Kitchen/dining/seating area is to the right of the hallway. The sitting room is first. It has a large six-seater L-shape sofa and one armchair with rigid arms, both of which have a seat height of 45cm

Kitchen/Dining Area – The Kitchen has a large fridge/freezer with handles at 64cm and 94cm. The Washer/dryer door handle is at 57cm and the drawer and buttons at 80cm. The microwave open button is 5cm from the top of the worktops, which are 92cm. The sink taps are 10cm from the top of the work tops. The oven handle is 73cm from the floor with the draw under the oven handle at 20cm. There is no space under the units for wheelchair users. The height of the tabletop is 78cm, and the seat height of the dining chairs is 43cm.

Bedroom 1 –This bedroom is situated on right-hand side of the building behind the dining area.  The door is 74cm wide. The room has twin beds the mattress height is 49cm above the floor level. There are two bedside tables with lamps on them. They are 70cm from the ground. Behind the door you will find the wardrobe. The door handles are 94cm from the ground.

Bedroom 2 – This bedroom is situated on the left-hand side at the top of the building, the door width into bedroom 2 is 74cm. The room has a King-size bed. The mattress height is 53cm. There are two bedside tables either side of the bed with a lamp on which are 53cm from the ground. Behind the door you will find the wardrobe. The door handles are 100cm from the ground.

Bedroom 3 – This bedroom is situated at the far end of the building, the door width into bedroom 3 is 74cm. The room has a King-size bed. The mattress height is 53cm. There are two bedside tables either side of the bed with a lamp on which are 53cm from the ground. There is a wardrobe with door handles 100cm from the ground. There is a solid wood dressing table with glass top, which is 78cm from the ground. There is a stool for the dressing table, which has a 43cm seat height.

Bathroom 1 – Bathroom 1 is situated in the middle of the property opposite bedroom 1, the door 74cm wide.  In the bathroom, the toilet has a seat height of 43cm and a push button flush.  The washbasin lip is 82cm above floor height.  There is a cast iron enamelled bath, the edge of which is 52cm above floor level. There is a separate shower. The shower is the left-hand corner of the room and has two curved glass doors. The handles for these doors are 94cm. There is a step into the shower, which is 15cm. The controls for the shower are 153cm from the bottom of the shower. The showerhead has adjustable height.

Bathroom 2 – Bathroom 2 is situated in the back left hand side of the property opposite bedroom 2, the door 74cm wide.  In the bathroom, the toilet has a seat height of 43cm and a push button flush.  The washbasin lip is 78cm above floor height.  There is a cast iron enamelled bath with a shower; the edge of the bath is 52cm above floor level.

Accessibility Guide – The House

The House is an old stone-built farmhouse dating from 1920 and the sunken position of the barn and internal and external changes of level make it impractical for wheelchair use as it is not suitable for conversion.

Parking – The House has its own access with a gate which can be locked. There is a short gravelled driveway leading to a wide gravelled car park, with room for 4 cars.  From the car park you come to the back of the house and use the back entrance. There is a step up to the back door, it is 9cm.

Back Entrance – The door is 85.5 cm wide. There is a 60mm step from ground level into the back door. From ground level the handle is 85cm and the lock is 140cm. To the right of the back entrance you find the utility room, and the open-plan kitchen and dining room. To the left of the entrance you will find a twin room and a single room and directly in front of the back entrance you will find the shower room with toilet.

Twin Bedroom One (ground floor) – you walk along the hall a short distance from the back door turn left and you will find it splits into two rooms. On the left is the twin room. Behind the door you find a large wardrobe with two drawers underneath it. The drawer handles are at 30cm and 56cm from the ground. The Wardrobe handles are at 129cm from the ground and the lock is 120cm from the ground. Once through the door to the left you find the two single beds with a bedside table between them with a door which holds 3 shelves. From the floor to the top of the mattress is 49cm and the top of the bedside table with a lamp on top of it is 50cm from the ground with the handle for the door is 30cm. the door for the twin room is 75cm wide and the handle is 86cm from the ground.

Single Room One (ground floor)– To the right of the twin room you find the first of our single rooms. The wardrobe is behind the door and is the same as the one in the twin room. The single bed is also the same as the beds from the twin room aswell as the bedside table. The door to the single room door is 75cm wide and the handle is 86cm from the ground.

The Downstairs Shower Room (ground floor) – directly opposite the back door you find the downstairs shower room. This room is quite large for a shower room and consists of a shower, toilet and basin. The shower is the end of the room opposite the entrance.  There shower is level with the ground. The controls for the shower are 153cm from the bottom of the shower. The shower head has adjustable height. The basin is attached to the wall and the top of this is 81cm from the ground. From the top of the basin it is 10cm to the taps and 23cm to the shelf under a mirror. The Toilet seat is 45cm from the ground. The flush is on top of the cistern and is 77cm from the ground. The door to the shower room is 75cm and the handle is 86 cm from the ground.

Utility Room –the utility room is to the right of the back door. The utility room is behind the open plan kitchen and dining room. The utility room has a door which can be shut so you don’t hear the washing machine whilst you are using the kitchen. The door is 74cm wide and the handle is 87cm from the ground. In the utility room you will find a large upright freezer with the handle from 97cm from the ground. You will also find a washing machine and a tumble dryer. Both these appliances have a handle to open the doors at 48cm and the controls are 74cm from the ground. There is a worktop covering the washer dryer with a sink. The worktop is 94cm from the ground and the taps are 10cm from the top of the work top.

Kitchen/Dining Area – the kitchen is lovely and open-planned with the units in an L shape with an island in the middle. The kitchen has most appliances and storage located under or on the worktop, with the exception of crockery kept in wall-mounted cupboards above.  The work surfaces, ceramic hob and sink rim are all at 93.5cm. The oven in the middle of the L shape has two ovens. The Microwave door opening button is 3cm from the top of the worktop. The handles for the upper cupboards is 54cm from the top of the lower worktop. The island has 4 drawers on one side and cupboards on the other sides. The drawer handles are at 70cm and 77cm from the ground. The cupboards from the other side are from 58cm from the ground. The top of the island is 91.5cm from the ground with enough room for two adjustable stools which sit on each end of the island. There is no space under the units for wheelchair users.   The height on the table top is 55cm, and the seat height of the dining chairs is 43cm.

Sitting Room – the seating area has two sofas and four armchairs with rigid arms, the large L shaped sofa has a seat height of 45cm from the ground. All four armchairs which have a seat height of 40cm. The other sofa has a seat height of 43cm. The large coffee table is 35cm from the floor and the DVD player is 54cm from the floor. There is also a tall light, the switch is 114cm from the floor.

Stairs – the stairwell is located between the sitting room and the kitchen dining room.  The stairs are covered with a carpet runner. There are 5 steps to a half-turn landing, then 3 steps to a large step where the steps split left and right. There are 7 steps up to the top level to the left. There are 2 steps to the right to a half-turn landing with a further 2 steps to the master bedroom. All steps are 17cm high, 25cm wide.  There is a handrail on the left hand side on the stairs (there is no bannisters on the stairs that lead to the master bedroom).

Master Bedroom – this King-sized bedroom is situated at the top of the stairs when they split to the right. To the right of the stairs you find the bedroom and to the left, the dressing room leading to the master bathroom. The door is 75cm wide. With the handle 86cm from the ground.  The mattress height is 74cm above the floor level. There is a bedside table either side of the bed with a cupboard in it the handle is 42cm from the ground and the top with a lamp on it is 74cm from the ground. To the left of the stairs you find the dressing room which leads to the bathroom. The dressing room has a hanging rail which is 206cm from the ground. This is on the right of the room to the left of the room you find a dressing table which is 81cm from the floor with stool seat at 50cm from the ground. There are also shelves from floor to ceiling. The Master bathroom has a shower, a toilet and basin which are all the same as the ones in the downstairs shower room. There is also a lovely roll top bath which is 57cm from the ground and the taps are 10cm from the top of the bath. There is no grab rail in the shower cubicle or on the bath.

King- sized Bedroom 2 – this bedroom is situated on left-hand side at the top of the stairs.  The door width in to this room is 73cm wide with the handle at 86cm. This room has two bedside tables which are the same as the ones in the downstairs bedrooms and the wardrobe is also the same.

King-sized Bedroom 3 – the door width into this room is 73cm wide and the handle is 86cm from the ground. This room is at the front of the house. The mattress height is 49cm above the floor level. The Wardrobe and beside tables are as before.

Single Room 2 –is to the front of the house between bedroom 3 and 4. The single bedroom is the same as the downstairs bedroom.

Twin Room 2 – This room is to the front of the building to the left of the stairs. This room is the same as the downstairs twin, with the exception that this room also includes a desk. The desk top is 82cm from the ground with a small drawer underneath. With a chair at 76cm.

Upstairs Bathrooms – To the left of the stairs you will find the two bathrooms. They are split into two, a bathroom and a shower room. Both have toilets and basins which are the same as the other bathrooms. The Bath top is 55cm from the ground and the taps 10cm from the top of the bath.

Accessibility Guide – Number 6

Number Six is located in the converted Barn perpendicular to the Wedding Barn, the entrance of which faces the House.

Parking – for Number Six is in the main car park but you can bring your car to the turning circle to unload luggage.  There is a step of 14cm from the turning circle onto the paved path which measures 28 metres to the entrance of the House, then a further 9 metres on paved path followed by a further 30 metres to the door of the room along a gravelled pathway.  Alternatively, you can use the small parking area allocated for guests staying in the House at the rear of the building.  This is located 45 metres from the door of the room, along a gravelled pathway.

Entrance – to enter the room the threshold is approximately 10cm high.  The width of the door is 78cm and the handle is positioned 100cm above the bottom of the door.  This takes you straight into the Bedroom initially onto a coir mat then with wooden flooring throughout.

The Bedroom – to the right of the doorway there are three light switches 120cm from the floor and a fire call point at the same level.  A shelf table runs along the right- hand wall, 80cm high the depth of which is 40cm and the length 180cm.  There are two chairs both measuring 45cm high.  The mirror above the table is 70cm x 50cm the top of which is situated around 170cm above the floor.  There is a television in the corner measuring 70cm x 40cm with electrical sockets just below to the right and left and to the left of the television on the right-hand wall there is a full-length mirror measuring 150cm x 60cm and situated 205cm above the level of the floor.  To the left of this there is an open wardrobe unit which is 123cm wide and the hanging rail is located 182cm above the floor, with a shelf above the rail at 192cm high.  The shelving to the left of the unit is 95cm x 50cm with the top shelf 60cm above the floor and the second shelf 30cm above the floor.

Within the room to the left of the door along the left-hand wall there is a free-standing bath with a slate floor surround.  Its length is 165cm and it stands at 56cm tall.  There are two taps which are approximately 18cm above the level of the bath situated in the middle on the far side.  To the right of the bath is a window, the sill measures 235cm in width as do the windows and the depth of the sill is 50cm at a height of 90cm.  The two window latches are 53cm above the sill and there are pull chains on either side to operate the blinds.  Against the back wall there is a king-sized double bed and the mattress height is 62cm above the floor level.  There are two electrical sockets to the left of the bed 50cm above the floor level and on either side there is a bedside table which is 45cm high and 30cm in diameter each with a bedside lamp operated via a rocker switch.  To the right of the bed there are light switches positioned 120cm above the floor and 30cm from the edge of the headboard.  There is an ottoman positioned at the foot of the bed measuring 130cm in width and 45cm in depth.  There are two electrical socket points on the right-hand wall to the side of the bed at 50cm above the floor.  The thermostat is also on this wall positioned 150cm above the floor and further to the right of this wall there is a light switch which is just to the left of the bathroom door 120cm above the floor.  There are spotlights around the top of the wall and beamed ceilings with a central hanging light. 

The Bathroom – the bathroom door is 76cm wide and the handle is 98cm above the floor.  To the left of the bathroom door inside there is a radiator which stands at 152cm and is 40cm wide.  The shower door is 56cm wide and 182cm tall.  The entire width of the shower is 135cm.  The shower control is reachable 122cm above the shower tray and there is a metal soap rack 100cm above the shower tray.   The wash basin is 55cm x 43cm with a glass shelf above measuring 60cm x10cm above and a mirror above this which is 60cm x 45cm, the full height of which is 110cm above the basin.  There is a lever tap control and press plug. To the right of this are two shaving sockets which are at 130cm.  Below this is the toilet measuring 34cm x 42cm standing 46cm tall.   There is a booster for the heating on the right hand wall behind the door at 117cm.  There is a skylight in the ceiling with extractor fan and a pendant light.

Garden –the room opens out onto grassed areas to the left and right with a magnolia tree in the middle of the left hand lawn and the flower borders are visible from the doorway as are the views of Bodmin Moor and Sharp Tor to the right behind the House.

Room Numbers 7, 8, 9, 10

These rooms are located in the converted Barn perpendicular to the Wedding Barn.  From the turning circle there is a small step of 14cm up to the paved pathway which measures approximately 45 metres to the courtyard area and a further 20 metres up a small incline on a rough concrete surface to the bottom of the terrace running in front of the rooms and lit by three outside lights. 

The first step leading on to the terrace outside Rooms 7 & 8 is 18cm high with a depth of 47cm and a second step of 10cm leading onto the terrace.  The width of the gap between the ballustrades along the edge of the terrace is 140cm.

The next step to the right of this leading directly in front of room 9 is 18cm high and 58cm deep with a further step of 9cm onto the terrace, through a gap of 135cm. 

Alternatively all four rooms can be reached via a concrete ramp on the right hand side of the terrace.

 

Accessibility Guide – Number 7

Entrance to enter the room, there is an outside step, the height of which measures 15cm and the depth is 30cm, followed by a second step of 12 cm and a depth of 59cm.  The step over the threshold which is approximately 20cm high externally with a 7cm drop on the inside onto a coir mat initially with wooden flooring throughout.  The door handle is 98cm above the bottom of the door and the width of entrance is 78cm. 

The Bedroom – Immediately to the left are a trio of light switches positioned at 115cm above the floor level.  On the main left front wall there is a fire call point also at 115cm and a window, the sill of which measures 148cm wide and 54cm deep and stands 86cm high.  The window also measures 148cm in width and the handle is 55cm above the sill.  There is a pull chain on the right-hand side to operate the blind and two pull curtains on either side which slide along a wooden pole.  Below the window there is a radiator which is 120cm wide, the top of which is 77cm above the floor.  There are two electrical sockets 50cm above the floor to the right of the radiator.  There are three inset spotlights at the top of this wall.  Twin beds are located against the left wall 85cm x 185cm and the height of the mattresses is 65cm.  There is a free-standing lamp to the side of the right-hand bed and two tables measuring 30cm in diameter and 46cm high.  There is one table lamp to the side of the left-hand bed operated via a rocker switch. Two electrical sockets can be found between the beds at 50cm above floor level and a trio of light switches also between the beds at 115cm.  On the wall opposite the door to the left-hand side there is an open wardrobe unit measuring 100cm in width with a hanging rail at 182cm and a shelf above at 192cm.  On the right-hand side there is open shelf space, 50cm wide, 95cm high with the upper shelf at 60cm and the lower shelf at 30cm.  To the right of the wardrobe there is a shelf/table which is 135cm wide and 40cm deep positioned 79cm above the floor level.  A single chair is 45cm high.  Above the table are two electrical sockets with integrated USB sockets 35cm above and a further socket at 65cm above.  There is a mirror measuring 50cm x 70cm above the table and two further sockets to the right of the mirror positioned at 65cm again. There are two further spotlights at the top of this wall.   The wall projects slightly at right angles with a thermostat positioned at 142cm above the height of the floor.  On the right-hand side there are two chairs both measuring 45cm in height and a small table 35cm in diameter above which is the wall-mounted television 70cm x 40cm with a socket below to connect.  To the left of this there is a three-quarter length mirror measuring 120cm height and 50cm.  A light switch is positioned at 115cm on a small partition wall at right angles to this.

The Bathroom – the access width for the bathroom is 70cmIt is fully tiled through both on the floor and the walls.  The heating booster is positioned on the left at 120cm above the floor and the two shaving sockets are to the right of this positioned at 115cm.  On the back wall, the wash basin is on the left 55cm x 43cm, this has a mixer tap with lever handle and press plug.  A glass shelf measures 65cm x 10cm positioned 29cm above the basin and a press plug.  The mirror above the basis is 60cm x 45 with inset lighting at 22cm above the shelf.  To the right is the toilet measuring 35cm width and depth 42cm with a press flush on top of the cistern at 35cm above the floor with a toilet roll holder in the wall to the left.  A fan is located at the top of this wall together with two inset spotlights.  The shower unit runs across the right-hand wall, the entire width of this is 118cm.  There is a slide door with handle measuring 106cm above the floor and the width of the shower entrance is 47cm.  The top of the shower entrance is 185cm with a small step into the shower tray.  The shower control is at 125cm above the shower tray and a wire soap rack 100cm above.  The wall is tiled and there is a slight recess to the right of the bathroom door which contains a radiator 40cm in width and 150cm above the floor.  The room is fully tiled, with a wooden floor and pendant light.

The Bedroom – there are light switches to the left of the entrance door located at 105cm and to the left of the bed on the back wall at 115cm or 50cm above the level of the bed.  There are further electrical points to the left of the bed positioned at 55cm above the floor and above the shelf table at 120cm, including 2 x integrated USB sockets.  The double bed is on the left wall and the mattress height is 62cm above the floor level. The two bedside tables are 45cm high and both free-standing table lamps are operated via rocker switches. To the right of the door, there is a clothes rail situated 180cm from the ground. To the left of the clothes rail there is open shelf space, 50cm wide, 95cm high with the upper shelf at 60cm and the lower shelf at 30cm from the floor.  To the left of the shelving, there is a narrow fixed shelf table at 80cm high.  There are two free standing chairs which are 45cm high.  The mirror above the shelf table is 120cm above the floor and measures 50 cm in height.  To the left of this is the wall mounted TV at 165cm high, situated opposite and slightly to the left of the bed.  There is a window to the left of the entrance door measuring 110cm in width and the handle to open is 160cm above the height of floor.  Below there is a radiator 90cm in width the top of which is located 32cm above the floor.  Looking from the door, there is a mirror on the opposite wall measuring 60cm in height and positioned at 110cm above the floor.  To the left of this is the heating thermostat at 145cm.

The Bathroom – the bathroom door is 76cm wide and opposite the main entrance door.  The light switch for bathroom is to the left, 45cm high.  The height of toilet is 50 cm. The height of the wash basin is 80cm and the shaving socket to the right is at 120cm above the floor.  There is a lever control tap with press plug.  The shower is to the left of the room, 135 cm width and the sliding door moves from left to right, 52cm in width.  The shower control is located 122 cm above shower tray.  The Mirror above wash basin which is 110cm high and measures 60cm.

The switch for the kettle is at the same height a little further to the right.  The fire trigger point is located to the left of the entrance door at 105cm above the floor, to the left of the window.

The Bedroom – immediately to the right-hand side of the door are the light switches 120cm above the floor.  Inset to the right-hand side there is a fire call point at 120cm also.  To the left of the entrance door there is a semi full-length mirror measuring 120cm x 50cm, the top of which is 188cm above the floor.  Next to this is an open wardrobe unit 50cm deep and 100cm wide.  The hanging rail is 182cm above the ground with shelving to the left side 95cm high x 50cm wide.  The top shelf is 60cm from the ground and the second shelf is 30cm from the ground.  On the wall behind the bed, there is a thermostat to the right of the wardrobe unit located at 160cm high.  The bed is a king double with a mattress height of 45cm.  There is a bedside table on each side, both of which measure 55cm high x 31cm wide x 32 deep.  On each table there is a lamp operated via a rocker switch.  Behind the left-hand table at 50cm are two electrical sockets.  On the wall behind the right-hand side of the bed are light switches positioned 120cm above the floor level.  On the wall opposite the entrance door, to the left of the bed, are two further electrical sockets at 50cm and a radiator 100cm in width standing 84cm to the top from the floor.  The window sill measures 113cm x 56cm deep, the window itself is also 113cm wide and the window latches are 55cm above the sill, with a pull chain for the blind at the left-hand side of the window.  On the wall opposite the bed and on the right-hand side of the entrance door there is a shelf table 120cm wide x 30cm deep and above this a mirror 70cm x 50cm, the top of which is 168cm above the floor and 87cm above the height of the table.  There are two chairs 43cm high.  There are hospitality facilities including a kettle, the socket for which is 40cm to the left of the mirror.  The television is 70cm x 40cm standing at 170cm above the floor opposite the bed.  There is a heating booster control 170cm above the floor and a light switch to the left of the bathroom door at the same height.

The Bathroom – the bathroom door is located on the right-hand wall to the right of the entrance door.  The doorway has a sliding door and the entrance width is 70cm.  Immediately on the LH wall as you walk into the bathroom is a radiator 143cm high x 50cm.  Opposite the bathroom door is the shower with a folding door, allowing an entrance width of 60cm.  The shower controls are 122cm from the bottom of the shower tray on the right-hand side with a soap holder at 100 cm high.  The height of the shower entrance is 182cm and the depth of the shower is 105cm.   The toilet is positioned to the right of the shower, measuring 34 x 42cm standing at a height of 43 cm.  On the right hand wall there is fan approximately 250cm.  The wash basin is on the right-hand wall 55cm x 43cm and the glass shelf above is 60cm x 10cm.  There is a level control tap with press plug.  The mirror above the wash basin is 60cm x 45cm at a height of 115cm above the sink. There are two shaving sockets to the right of the mirror 150cm above the level of the floor.

Parking – there is an accessible parking are allocated for Number Ten.   This is approximately 40 yards via a bolted door to the start of the ramp.  Please contact us prior to your arrival to make these arrangements.

Entrance – access is via a concrete ramp with a 180 degree turn to a slate ramp 3.5 metres in total to the entrance door and enclosed by wooden ballustrades.  The width of the door is 80cm with a handle at 100cm from the bottom of the door.  This takes you straight into the Bedroom initially onto a coir mat then with wooden flooring throughout.

The Bedroom – immediately to the right-hand side of the door there are three light switches 120cm above the floor.  Immediately on the right-hand side there is a fire call point at 120cm also, as are two electrical points with integrated USB sockets and a further electrical point.  There is a shelf table 135cm wide x 40cm deep and above this a mirror 70cm x 50cm, 87cm above the height of the table.   On the bed wall, there is a window sill measuring 116cm x 30cm, the handle for the window is 55cm above the level of the sill and there is a pull chain on the right hand side of the window for the blind.  The bed is a king double with a mattress height of 45cm. There are tables on either side of the bed standing at 47cm with a diameter of 30cm.  Lamps on each are operated via rocker switches.  There are electrical points on the wall behind the bed to the right as you look at it at 50cm and a trio of light switches above at 115cm.  On the wall opposite the entrance door there are two electrical sockets at 50cm above the floor level and a radiator, the full height of which is 80cm and the width 130cm.  Opposite the bed there is a wall-mounted television the full height of which is 172 cm above the floor, the screen measures 70cm x 40cm.  There is a thermostat to the right of the TV at 143cm above the floor and a light switch to the left of the bathroom door positioned at 115cm.  Opposite the bed to the left of the TV there is an open wardrobe unit, the width of this is 63cm with a top hanging rail at 182cm and a lower rail reachable at 92cm.  The shelving unit on the right of the area is 95cm x 32cm with the first shelf at 60cm and the second at 30cm above the floor.  To the left of this is a full-length mirror which stands at 184cm from the ground and the full length of which is 120cm x 50cm.

The Bathroom – The bathroom door is in the right-hand corner of the room as you look from the bed and the width of the doorway is 80cm.  The entire bathroom is tiled and equipped as a fully-accessible wet room.  To the left there is a towel rail 145cm above the floor and 50cm wide.  To the right of the radiator is a small glass shelf 60cm x 10cm standing 76cm high from the floor.  Above this is a heating booster control at a height of 105cm and two shaving points to the right at the same level.    Next to this but on the left-hand side wall is the wash basin at 73cm high operated by a lever mixer tap.  On either side, there are two metal grab rails, the top of which are 140cm which can be lowered at right angles to the floor and measure 60cm on either side.   Above is a mirror measuring 60cm x 45cm located 170cm above the floor with lights inset.  To the right of the basin at right angles is the perspex shower panel measuring 76cm in width and 195cm in height.  The width of the shower in totality is 120cm.  There is a double bar which can be lowered to assist, the length of which measures 75cm located 68cm above the ground from the top and 53cm from the lower part.  There is a pull-down seat 50cm above the floor, measuring 46cm across with a back rest and arm rests measuring 33cm each.  On the right-hand side of the seat as you look at it there is another grab rail 60cm wide at 70cm above the floor level.  There is another grab rail to assist further to the right.  The shower controls are 86cm above the ground and can be operated from a seated position with the shower head can be lowered on a slider.  There is an emergency assistance call point within the shower area with pull cord and handles.  The metal soap holder is positioned at 100cm.  A further grab rail is located at 140cm and this is to the right hand side of the toilet, when seated, with another lowerable grab rail on the left hand side of the toilet when seated.  The toilet measures 47cm high and 36cm wide.  A further grab rail at 69cm and a small shelf to the rear left of the toilet to store toilet rolls and brush.   There is another alarm assistance point and cord with handles.  When the bathroom door is closed there is a further grab rail on the back of the door within the bathroom area measuring 60cm located 70cm above the floor.

Note: When you are invited as a guest to a function at The Green the grounds and function rooms may be used in a variety of ways for different parts of the celebrations and we therefore recommend that you contact your hosts to confirm any specific access requirements prior to your visit. Many of surfaces are grass or gravel. Grassed access areas may be muddy if the weather has been very wet.  A level gravel turning circle, small kerb up to a slab/gravel path, slight incline (1in15) leading to all other areas.

Green Room entry 740mm, level thresh hold.

Disabled toilet is accessed through a 800mm door into a cloak room.  Toilet door 825mm. Grab handles and alarm pull cord.

Red Brick Barn entered through large double doors (door width 190cm) from set of outdoor steps with hand rails (each step width is 265cm/depth 60cm/height varies from 11cm-16.5cm) on to large terrace area. The terrace area has two further sets of steps one leading on to the lawn area there are 6 steps (each step width is 352cm/depth 30cm/height varies from 11cm-13cm) the other leading to a hard-standing area there are 7 steps (each step width is 93cm width/depth 30cm/height varies from 10cm-15cm) Disabled access to the barn is via a ramp width 110cm with wooden balustrade. There are 3 large folding doors (320cm opening) There are Ladies & Gents toilets door width 73cm. There is a disabled toilet with baby changing facilities, pull cord & hand rail door width 81cm. There is a Fire Exit at the far side of the room with large double doors (door width 178cm) with a step down to outside (height 14cm) There are two sets of steps the first being to the left there are 5 steps (each step width is 162cm/31 depth/height varies from 14cm-17cm) the second set to the right have 3 steps (each step width is 162cm/30 depth/height varies from 13cm-18cm)

Wedding Barn entered through large double doors (door width 170cm) from set of outdoor steps with hand rails (each step width is 300cm / height 14cm / depth 60cm). Straight into inner steps (height 6.5cm / 16cm depth ) and lower section of the barn. Upper section of  the barn is accessed from a set of four steps with hand rails (each step width is 231cm / height 5cm / depth 30cm ). Disabled access to upper section of the barn is from back of the barn via fire exit door with ramp. Ramp width is 71cm.  Aisle width for ceremony style seating is approximately 850mm, although alternative set ups can allow wider options.

Really Rustic Barn There are steps leading down from the patio in front of the Red Brick Barn to a hard-standing area in front of the Really Rustic barn. There are 7 steps (each step width is 93cm width/depth 30cm/height varies from 10cm-15cm) Disabled access to the Really Rustic Barn is from the Red Brick Barn patio via the grass to the right of the steps and onto the hard standing area. The grass is gently sloping and well draining but may be muddy if the weather barn has been very wet. Entrance to the Really Rustic Barn itself from the hard standing area is through 2 large double doors (each door width 120cm) There is an exit at the far side of the room up some steps (staff use only) and this goes to the kitchen.

The Oak Arbor is approached down a slight grass bank from the turning circle.

The Lake Arbor is approached down a winding and fairly steep woodland path from the main site or alternatively it can be accessed via the steeply downward sloping meadow in front of the car park. It is possible to drop guests off by car to the gate on the lane on the exit to The Green, access from there is through 2 farm gates across grass (20meters in total). It is not possible to park cars here but lane can be used for drop off and pick up.

Gardens are all grass and gravel paved. Light bollards are around the site illuminating main paths and car park area.
